One Agency Select Realty
One Agency Select Realty — Supervision

PRE-MEETING
Questionnaire

Complete this before your supervision plan meeting with Elman. It helps you reflect on your practice and lets Elman tailor the session to what you actually need.

This is not a test you can fail. Answer honestly — the quiz section is designed to identify knowledge gaps so they can be addressed in your supervision, not to catch you out. Your results go directly to Elman and are treated confidentially.

About
you.

Your background, how long you've been active, and a self-honest picture of where you're at right now. This helps Elman calibrate the supervision plan to your actual level.

Be honest. If you're finding things tough right now, say so. The supervision meeting is a safe space — the goal is to help you, not evaluate you.
How long have you been actively working in real estate? *
Under 6 months — I'm new to the industry
6 months to 2 years — still finding my feet

Not confident — I need a lot of support

02

Your
pipeline.

A snapshot of your current activity. This gives Elman visibility of what's on your plate right now and where you might need support or oversight.

Be specific. If you have active listings with tricky issues — title problems, disclosure concerns, complex conditions — flag them here. Those are exactly the conversations the supervision meeting is for.

Working
with clients.

How you handle the day-to-day of client care, agreements, disclosure and compliance. This section reveals where practice and policy might not quite line up — without judgement.

Rule 9.1: A licensee must act in the best interests of a client and act in accordance with the client's instructions unless to do so would be contrary to law.
When you present an appraisal, how do you handle it when the vendor's price expectation is significantly higher than market evidence? *
How do you currently manage disclosure — what's your process when a vendor tells you something concerning about the property? *
Have you had a situation in the last 6 months where you were uncertain about your disclosure obligations? *
No
Yes — and I handled it myself
Yes — and I escalated it to Elman
Yes — and I'm still unsure how it was handled
Walk me through how you handle receiving an offer — what do you do step by step? *
How confident are you in drafting and explaining a Sale and Purchase Agreement? *
Not confident — I need close supervision on every agreement
Learning — I can do basics but need review on complex clauses
Competent — I draft well but still appreciate a second eye
Confident — experienced drafter, only flag unusual situations
Do you always recommend buyers and vendors seek independent legal advice before signing? *
Yes — every time without exception
Mostly — but not always, it depends on the client
Sometimes — when I think it's needed

Challenges
& support.

What you want from your supervision meeting, what's been hard, and what would genuinely help you improve. This shapes the conversation.

This is the most valuable section. The more specific you are, the more useful the supervision session will be. Elman can't help with things he doesn't know about.
What is the single biggest challenge you're facing in your real estate practice right now? *
What specific support, training or guidance would help you most? *
How well do you feel you understand your obligations under the REAA 2008 and the Code of Conduct? *
Not well — I need a refresher
Somewhat — I know the basics but not in depth
Reasonably well — confident on most obligations
Very well — I keep up with REA updates and Tribunal decisions regularly
Have you completed your mandatory CPD for this year? *
Yes — fully completed
Partially — still in progress
Not yet started
Not sure what's required this year
Is there anything specific you want to raise or discuss in your supervision meeting?

One Agency —
your honest take.

This section is about One Agency as your workplace — the leadership, the direction, and what you actually think. Elman wants the truth, not what sounds good. Blunt is welcome.

No sugar coating. These answers are used to make One Agency better. Nothing you write here will be used against you. Elman specifically wants the parts that are uncomfortable to say — those are the most useful.
What is working well for you at One Agency and with Elman's leadership? *
What more do you want from your supervisor to support you? *
What do you want more of at One Agency? *
What do you want less of at One Agency? *
What are your top reasons for choosing to work at One Agency? *
If you could change one thing about One Agency, what would it be? *
What new initiatives would you like Elman to consider for One Agency?
How would you feel if Elman structured his availability as Mon–Fri 9am–6pm, with weekends by email only unless genuinely urgent? *
Fully supportive — completely reasonable
Mostly fine — but I want clarity on what counts as urgent
Concerned — weekend work sometimes needs real-time supervisor access
Does not affect me — I rarely need weekend support
Other — explained below
Your honest, unfiltered thoughts on the direction of One Agency — blunt, non sugar-coated truth only please. *
Elman is asking for the real answer here. Not the polite version. Write what you actually think — the good, the bad, and the uncertain.
